Awaab’s Law – Information & Support

What is Awaab’s Law?

Awaab’s Law was introduced after the tragic death of two-year-old Awaab Ishak, who died from prolonged exposure to mould in his home. It sets strict deadlines for landlords to investigate and fix damp and mould hazards.

Under the law, landlords must:

Investigate urgent health risks within 24 hours

Provide a written response within 14 days

Complete necessary repairs within set legal timescales

This applies to social landlords (councils and housing associations) and is expected to extend across the housing sector.

Why It Matters

For tenants: it means safer homes, faster action, and protection for families.
For landlords: it means higher standards, more accountability, and the risk of penalties if deadlines aren’t met.
